Project: Demolition back to retained frame, increase foundation bearing capacity and install additional storey; new curtain walling including CAT A fit-out.

“Developers London Oriental purchased a tired 1960s office block, appointing Project Managers and Quantity Surveyors Bollingbrook and Architects AROS, who worked with Forcia to develop the building into a modern and contemporary office space. AROS gained planning permission to add a further storey to the building, but due to the extra load of an additional storey, reinforcement work on the existing foundation had to be carried out.

The modern external appearance was further enhanced, with a new curtain walling system which mixed full height glazing with lightweight moleanous limestone cladding panels to reduce the overall weight on the foundations.”

The 4th floor storey was constructed using steel frame and timber floors, with a new lift and lift shaft. Each floor is fully air-conditioned and fitted-out to a category A standard, served with three toilets and a further disabled toilet. The project was successfully completed on time and within budget to the highest quality standards.
