Forcia have been involved in the strip out of 21 Covent Garden, set within the cosmopolitan Covent Garden.  The works involved the exposure of the existing structure in the lower ground,  ground and first floor to create a user friendly space for the incoming tenant.

In order to minimise the impact on the retained structure we sympathetically removed the modern staircase, fixtures and fittings and all modern partitions. At Ground level and on the first floor levels we unblocked previously infilled windows allowing more light into the building. At lower ground level we carefully removed all stone paving, installed water proofing to prevent any damp ingress, underpinned existing structure allowing for more headroom and better use of the basement area.

Further works included the replacement of the existing staircase with new, within the revised configuration to suit the new layout of the premises. As well as extending the existing staircase to allow for access between ground and first floor, incoming services in the basement were relocated to the new designated plant area. External works included minor roof refurbishment works, façade repair works, alterations to existing shopfront and further works were carried out on the retained windows, together with waterproofing repairs to the terrace.

The completed project created a visually impressive unit completed internally and externally to a high quality shell and core stage.
