Project: Demolition of existing property and construction of super prime residential property with triple basement.

From the outset, Elystan Street was identified as a logistically challenging project as the whole site was encapsulated in the works. The brief was to construct a triple storey basement structure involving piling, excavation works, temporary works installation, in-situ concrete walls and slabs. Fit-out included a media room, wine cellar and swimming pool, with the entire building envelope being clad in natural stone.

The basement was constructed using a ‘top-down’ method. As specialists in basement construction, we used this method to achieve a shorter programme time by allowing the construction of the proposed three storey structure above ground while the basement was being formed.

The works projected to the full footprint of the site which cause issues related to storage while the project was in progress. Careful phasing of the key project stages was of the utmost importance and allowed the project to run efficiently and smoothly.
