Multi-unit residential development of traditional red brick building above live retail at the intersection of the desirable Marylebone High Street and Blandford Street area.

Delivery of 31 high-end apartments spread over four floors, following the joining together of three residential blocks to reconfigure an existing 27 units and provide an additional four apartments.

The Solution

Forcia successfully delivered the desired results by erecting a single-storey mansard roof extension above the buildings. The main roof structural reconfiguration along the Marylebone High Street elevation also enabled the construction of two new penthouses at the rear of the building with private balconies.

The Challenge

Significant logistical challenges needed to be overcome when combining the three residential blocks, cut and carve and subsequently fit out 31 studio apartments. We also needed to ensure the row of luxury retail and various food and beverage outlets on the ground floor remained fully operational.

The Impact
