Parkes LLP, a private property developer employed Forcia to construct an additional floor of luxury apartments on top of their existing 6 storey building. The building was in a dilapidated state . On completion of the works the lower and ground floors contain offices. First to seventh floor contains 10 luxury apartments, with the sixth and new seventh floor being luxury duplex apartments.

The client’s brief was to carry out major structural alterations and alignment, new lift and stair cores, new reinforced concrete slabs, window replacement, new lightweight vertical extension at high level  and all associated works with high quality finishes throughout.

Forcia were employed under a JCT Standard building contract to complete the works. A lightweight steel frame with a Schuco glazing system, incorporating a brass rain screen cladding system with a Sarnafil roofing finish to form the structure for the duplex apartments at high level.

The key considerations on this project were silent demolition techniques to reduce the impact of the construction activities on the neighbouring tenants. Also phasing of the works were deemed to be a priority to avoid conflicts between structural, fit out and building services sections of works. It was also essential to maintain a watertight structure during construction as this was key to complete the works within programme.
